End of tenancy
End-of-tenancy cleaning without another contractor to manage.
Once a tenant moves out, the turnaround begins. The property may need cleaning before an inspection, maintenance, viewings or the next tenancy, often within a tight window.
Wype Right takes the cleaner side of it. You deal with us. We match a suitable vetted cleaner, brief them properly, sort access and timings, and follow up once the work is done. Guide pricing starts from £180, with a tailored quote before anything is confirmed.
Why landlords and agents use Wype Right
You could find an individual cleaner and run the job yourself. The difference is where the coordination sits.
One point of contact
You brief us once. We deal with the cleaner, the timings and anything that needs sorting on the day, so the turnaround does not turn into a thread of messages with an individual.
Matched, not searched for
We select a suitable vetted cleaner from our Manchester network for the property and the date. No trawling directories, checking reviews or starting again when someone stops replying.
A written property brief
Access, scope, condition notes and what matters at the property are recorded, so the requirements are not lost between a phone call and the day of the clean.
Coordination around your other dates
Keys, checkout, inspection, maintenance visits and remarketing rarely line up neatly. We work the clean into the window you actually have.
A completion record you can use
Job notes against the agreed scope and, on managed cleans, selected completion photos. Enough to see the state of key areas before you book viewings or send anyone round.
Repeatable across a portfolio
The same process runs on the next property. Useful if you are turning over units regularly rather than once every few years.
What an end-of-tenancy clean can include
Scope is agreed in writing before the clean. A typical instruction covers the following.
Usually included
- Kitchen surfaces, sink, hob and cupboard fronts
- Appliance exteriors and visible fittings
- Bathrooms, including shower, bath, toilet, sink, tiles and mirrors
- Bedrooms and living areas cleaned and cleared down
- Floors vacuumed and hard floors mopped throughout
- Skirtings, door frames, handles and switch plates
- Inside cupboards, wardrobes and drawers where agreed
- Bins emptied and rubbish taken to the agreed point
Quoted separately
- Oven interior cleaning
- Fridge and freezer interiors
- Carpet or upholstery cleaning
- Properties left in notably poor condition
- Balconies, garages, lofts and outbuildings
- Rubbish or item removal beyond normal bagged waste
Heavier work is priced on what the property needs rather than bundled in by default.
How it works
- 01
Send the property and job details
Layout, condition if you know it, access arrangements and the date the property needs to be ready. The property profile takes a couple of minutes.
- 02
We match, brief and coordinate
We choose a suitable cleaner, hand over the brief and scope, confirm access and slot the clean into your window. You do not arrange anything with the cleaner directly.
- 03
Completion and follow-up
You get the job notes and, on managed cleans, completion photos. If something needs attention you raise it with us and we handle it with the cleaner.
For letting agents, property managers and portfolio landlords
One tenancy ending is a job. Twenty a year across different postcodes is a process, and it usually falls on whoever has the least time that week.
Once we have worked on a property, the brief stays with it. New instructions on the same address start from what we already know, and new addresses follow the same route: send the details, we match and brief the cleaner, you get the completion notes. No onboarding a new individual cleaner each time and no separate arrangement per property.
If some of your stock also runs as short-lets, our Airbnb and short-let cleaning in Manchester works the same way between guests.
Property condition and pricing
End-of-tenancy cleans start from £180. Condition is the biggest variable: two identical flats can be a half-day apart depending on how they have been left. What shapes the quote:
- Property size, bedrooms and bathrooms
- Condition the tenant has left behind
- Extras such as oven, appliance interiors or carpets
- Access, parking and any waiting involved
- Location within Manchester and the wider North West
- How quickly the property needs to be ready
Prices are guide starting prices. You will always receive a tailored quote before a clean is confirmed. Our full service terms are set out in our terms and conditions.
Manchester coverage
We work across Manchester and Greater Manchester, including the city centre, Ancoats, Salford Quays, Didsbury, Chorlton, Levenshulme and Prestwich, with wider North West coverage subject to cleaner availability for your postcode. Send the postcode and we will tell you straight whether we can cover it.
Questions landlords and agents ask
How far in advance should I book?
As soon as the checkout date is known is ideal, and a few days' notice is usually workable. Short notice is often possible but availability and price depend on the date and the property.
How do you handle keys and access?
Key safes, agent-held keys, concierge collection or meeting the cleaner all work. We agree the method before the job and record it in the brief.
Are ovens, fridges and carpets included?
Not automatically. Appliance interiors and carpet or upholstery cleaning are quoted as extras, so you only pay for what the property actually needs.
What if the property is worse than expected?
We come back to you before extra work goes ahead. You decide whether to extend the scope with a revised quote or keep to what was agreed.
Can agents use Wype Right across several properties?
Yes. Multi-property and recurring instructions run through the same process and the same contact, which is usually why agents and portfolio landlords use us.
What do I receive once the clean is done?
Job notes recorded against the agreed scope, plus selected completion photos on managed cleans. It is a record of the clean rather than a formal property inspection.
